Door County Multiple Listing Service
January thru June 2014
According to the Door County Multiple Listing Service (MLS), the number of sales in 2014 was up 8%. In 2013 there were 323 total sales compared to 348 sales this year. Volume was also up, about three percent from $60.1 million to $61.8 million.
Median price in the MLS fell from $132,500 in 2013 to $123,500 here in 2014. That’s a decrease of about seven percent.
Let’s take a closer look at the main component of the Door County MLS market…residential real estate sales. The following table considers Door County properties only and makes the distinction between inland residential sales and waterfront residential sales.
Inland Residential Home Sales
Year | 2014 | 2013 | 2012 | 2011 |
No. of Sales | 122 | 112 | 118 | 89 |
Median Price | $140,000 | $155,450 | $130,000 | $158,900 |
Waterfront Residential Home Sales
Year | 2014 | 2013 | 2012 | 2011 |
No. of Sales | 28 | 26 | 23 | 19 |
Median Price | $308,000 | $377,500 | $293,400 | $362,000 |
We can see that the number of sales has been rather stable over the last 4 years (is this the new normal?), while median price bounces around and reveals no definitive trends.
This random pattern exists even when breaking sales down by location.
Here at ERA Starr Realty, we feel it is important to keep abreast of all the individual markets within our overall Door-Kewaunee market area because of the rather dramatic differences that exist from one area to another. An example of this is a comparison of median price for residential homes in Northern Door ($225,000) vs. Kewaunee County ($91,250)
